Imagine stepping into a role where every day presents fresh challenges and exciting opportunities. As a Property Manager, you'll find yourself at the heart of a thriving residential portfolio of 120+ units.

Your journey begins by ensuring each property is fully occupied, working hand-in-hand with letting agents to find the right tenants, and drafting tenancy agreements that set the stage for strong, lasting relationships.

Your journey doesn’t end there. With your compliance expertise, you'll manage key documents like gas safety certificates, EICRs, EPCs, and ensure all statutory audits are up to date. You'll also oversee service charge budgets, credit control, and accurate billing for utilities, council tax, and other expenses, all while maintaining a sharp attention to detail.

Your Responsibilities:

  • Draft tenancy agreements, conduct checks, and onboard tenants, including handling deposits, lease renewals, rent reviews, and disputes.
  • Handle legal notices (Section 8, 21, 13), court claims, and post-CCJ recovery actions.
  • Ensure compliance with gas safety, EICRs, EPCs, and block-level health and safety audits.
  • Oversee service charge budgets, property maintenance, and contractor management for tenant satisfaction.
  • Maintain accurate property and tenancy records, including Qube database and compliance diaries.
  • Manage credit control, fostering tenant relationships for timely rent payments.

Your Requirements:

  • Minimum of 3 years of comparable experience in property management.
  • Proficiency in Qube and MS Office (Excel, Word, Outlook, MS Teams).
  • Comprehensive knowledge of relevant legislation.
  • Strong organisational skills and attention to detail.
  • Excellent communication and writing skills.
  • Ability to work both independently and as part of a team.
