ASSET DATA MANAGER
As an Asset Data Manager, you will join an RP in London, providing support for a backlog of HHSRS inspections on their residential stock, all situated near the office.
This role is initially for six months, with potential extension if everyone is happy.
The position offers an hourly rate of £400+ and 1 day per week in the office.
ASSET DATA MANAGER RESPONSIBILITIES
- Update, monitor, and manage the asset management database/IT system.
- Develop and implement a long-term strategy for the owned or managed stock, working with stakeholders to develop a place-based approach to asset management. This includes assessing long-term sustainability and identifying suitable interventions through options appraisals.
- Maintain awareness of the condition of all owned or managed stock, establishing and sustaining programmes of planned and cyclical maintenance works in consultation with stakeholders.
- Collect and fully utilize detailed knowledge of our assets/housing stock portfolio to inform investment and options appraisal decisions.
- Share stock condition data and planned maintenance programmes with stakeholders.
- Ensure all asset management-related data is accurate, up-to-date, appropriate, and robust.
- Recommend improvements to component life cycles, produce efficiencies or savings, and propose solutions to technical problems, including implementing solutions.
- Create clear processes and perform scheme option appraisals, providing recommendations for retain, remodel, regenerate, renew, or disposal.
- Ensure the accuracy of asset management information systems/stock condition surveys/environmental sustainability databases.
- Collaborate with the Finance team to ensure asset management system data, including cost data, is accurate, up-to-date, and suitable for financial modelling.
Stock Condition Surveys
- Develop and deliver a 5-year rolling programme of stock condition surveys to guide asset management approaches and ensure DHS compliance.
- Record, monitor, and address risks identified in Housing Health & Safety Rating System (HHSRS) surveys.
- Collect regular stock condition data through Regional Surveyors and update the asset management database.
- Liaise with the Asset Contracts Manager, Asset Delivery Manager, and Compliance Manager to gather stock condition data from responsive repair and planned work programmes to update the asset management database.
- Appoint and manage consultants to conduct regular audits of stock condition data.
Planned Programmes of Work
- Ensure investment requirements align with the Asset Management Strategy and Business Plan.
- Create short, medium, and long-term planned and cyclical maintenance programmes and budgets.
- Coordinate annual planned and cyclical maintenance workstreams with the Asset Delivery Manager.
- Develop work programmes to meet environmental and sustainability goals.
- Manage peaks and troughs in investment plans, ensuring all planned maintenance projects are completed within budget.
Reporting
- Develop and produce regular reports on DHS and HHSRS compliance and EPC performance.
- Regularly report on stock condition status.
- Provide regular updates on short, medium, and long-term planned and cyclical maintenance programmes.
- Prepare ad hoc reports on portfolio management performance indicators for the Board and Regulator.
